University Studios is a new mixed-use low-rise condominium development adjacent to the University of Ontario Institute of Technology. Designed to specifically accommodate students, this project was designed to be predominantly rented. Wallman Architects was retained for both architectural and interior design services.
Although only 8 storeys in height, the building is composed of predominantly small studio units of less than 400 square feet. This required a very close coordination between custom-built operable furniture, built-in millwork and cabinetry, and bathroom fixtures to ensure the space is fully utilized and comfortable for students. At grade, the project features a variety of amenity spaces, geared towards student living, and at-grade retail.
The exterior design features a random pattern of metal panels and glazing to achieve a window-wall ratio of 40/60 for sustainable performance and to break the regularity of the unit arrangements. The use of dark metal panel and a strong canopy line at the retail creates a separation of the residential units above, allowing the articulated volume to float above grade.
